Accommodation finance, answered.

Straight answers. Market ranges, not offers.

Lending to buy, refinance or step back from a motel, caravan park, pub, hotel or management rights business. It is commercial lending sized on the going concern, what the business earns, not the asking price.
Freehold motels and parks are usually 60% to 70% of the going concern valuation. Pubs turn on gaming: up to around 70% with it, closer to 50% without. Supporting security can lift you toward the full price.
A freehold going concern means you own the land and the business, so it gears higher and you keep the growth. A leasehold means you buy the business on a lease, gears lower, and the term is capped inside the lease.
Yes. Equity in your home or another property works as supporting security, lifting effective borrowing toward the full price. It is the main way buyers bridge the gap.
The seller leaves part of the price in, behind your main lender, usually 10% to 25%, interest only, repaid within a few years. The senior lender's consent to that is what makes it work.
Yes. Refinance the business to pull equity out while keeping the keys and the income, commonly for retirement, an estate, or a partner buyout.
Yes. That covers the caretaking and letting agreements plus the manager's unit, mostly in Queensland. How the application is presented matters.
No. Accommodation businesses need full financials and a business plan. This is going concern lending, not the low doc property lending used on standard homes and commercial property.
